Hi Kevin, Thanks again for inviting me to walk through the prospective space with you last week. Below are a few high-level observations I had. These are simply preliminary observations based on a relatively brief site visit, the marketing information provided, and without the benefit of reviewing a detailed operational program or space requirements from GEC. They should be considered discussion points rather than conclusions regarding the suitability of the building. Visibility & Location: The building and signage have excellent visibility from McKnight Trail, which could provide strong exposure for KidSport. Access to the site is somewhat awkward, however, requiring a longer route to reach the property, and public transit access appears possible but not necessarily perfectly convenient. Parking & Site Access: Parking appears fairly limited, consisting primarily of a single row at the front with additional stalls along the side. You also mentioned previous security concerns (vehicle break-ins and catalytic converter theft), which may warrant consideration as part of the overall site evaluation. Exterior: The building generally appears to be in good condition. There is visible wear where previous signage was installed, so some exterior repairs and refinishing would likely be required, along with a new pylon sign and associated permitting. Mezzanines: The mezzanines are bright, attractive spaces thanks to the upper glazing and could function well as office areas. The primary concern is accessibility, as neither mezzanine currently has accessible access. If offices were located on the mezzanine, an accessible lift or similar solution would likely need to be considered. The stair configuration also feels somewhat awkward, and likely requires locating staff support spaces (kitchen, break room, washrooms, etc.) on a different level from the offices could create some operational inefficiencies. Washrooms: The existing washroom layout appears to present one of the more significant challenges. On the client/office side, the connecting corridor is too narrow to be accessible, and the current washroom configuration may not readily support the intended public-facing use. Depending on the final program, substantial reconfiguration or new accessible washrooms may ultimately be required. The warehouse washrooms are functional but are more typical of an industrial warehouse environment. General Tenant Improvements: Beyond the larger layout considerations, the space would require a reasonable amount of cosmetic work (patching, painting, lighting improvements, etc.) to create a polished public-facing environment. Electrical Service: I noticed a discrepancy in the marketing information, with one reference indicating 400A service and another indicating 600A. It would be worthwhile confirming the actual service size and how it is allocated between the two units. Warehouse: The warehouse generally appears serviceable, although there is a trench drain running through the middle of the floor. Depending on the final layout and operational requirements, this may prove to be an obstacle that would need to be worked around. Without a defined program, it's difficult to assess how significant that would ultimately be. Zoning: Based on a quick review, the existing Direct Control zoning appears generally consistent with this type of industrial/commercial building. That said, it would still be worthwhile confirming that the intended use aligns with the site's approved uses and identifying any development permit or change-of-use requirements early in the process. Scope Definition: It seems that several key decisions remain outstanding, including whether one or both units would be occupied, how potential partners (such as Sport Calgary and/or Kids Up Front) might be accommodated, and whether recreation or program space would be incorporated. Those decisions will have a significant impact on how well the building ultimately fits the intended use and the extent of any tenant improvements. You obviously know this already, but it does make the observations above a bit less conclusive and more "food for thought". Hopefully these notes are helpful as you continue evaluating the opportunity.
