Response sent: Hi Inam, Thanks for the invitation, and apologies for the slow follow-up! I’d be glad to grab a coffee and hear more about Norfolk and your work there. Hi Inam, I recently came across the May 13th CMHC announcement referencing funding for Norfolk Housing Association’s Pemberton Combined Project and wanted to briefly introduce myself. I lead Tree Stream, a Calgary-based project management practice specifically supporting non-profit organizations with construction project planning and delivery. I work directly with organizations like Norfolk to help manage scope, budget, risk, consultant coordination, procurement, board reporting, and more. I recognize Norfolk may already have the internal and external resources it needs, so I am not assuming there is an immediate gap to fill. I would nevertheless be glad to connect, learn a little more about how Norfolk approaches its housing projects, and explore whether Tree Stream could be a useful resource now or in the future. Would you be open to a brief conversation sometime in the next few weeks? p.s. I also really enjoyed the recent “day in the life” feature about your workday, and can attest to the very real quality-of-life improvement a portable AC can make! Thanks,

Sector Fit

Together, through the mixed-income model, neighbours advance an inclusive and respectful community; this ripples out of our buildings and is echoed into the communities that Norfolk serves (and beyond). Norfolk Housing Association (NHA) is a non-profit founded in 1980 by residents of Hillhurst-Sunnyside community.

Facility Indicators

Facility language: housing units, housing services According to this recent article in the Tyee , Calgary has lost 1500+ affordable housing units in the last 5 years. According to the City of Calgary, Calgary’s need for affordable housing units increases by about 2000-2500 annually, with less than 500 units coming into the market each year.

Capital Project Intent

Capital language: construction, redevelopment, funding Growth/capacity context: growth, growing, capacity, expand, increased The other grant is funding the Resident Wellness Strategy, with outside consultants working to understand and evaluate the holistic wellness of residents in their own words, better understand what will be needed in terms of supports into the future via NHA and other providers, and provide NHA with a proposed plan of action (anticipated date October 2023). Canada’s housing challenges require multiple solutions. New construction is one important piece. Preserving existing affordable homes is another. Both approaches have their place and form an essential part of any conversation about the housing needs of our cities and communities. When both are supported, communities gain not only more housing, but more stable housing, for current residents and for those still searching for a place to call home. New construction typically comes with higher development costs, and those costs must eventually be reflected in rents.
